Hass + Hatje, a leading building materials retailer in northern Germany, planned the expansion of its hardware store and wholesale business in Bad Segeberg with the help of logistics consulting from Tourbosoft. A feasibility study was conducted to determine the space requirements and optimal use of the existing site with the aim of increasing wholesale sales.

Hass + Hatje – a North German market leader in the building materials trade expands
Hass + Hatje GmbH is a long-established company and today one of the market leaders in the building materials market in the region north of Hamburg.
The company commissioned Tourbosoft's logistics consulting team at its Bad Segeberg site to restructure and expand the hardware store and wholesale areas through layout planning.
The space requirement for a hardware store section measuring approx. 4,500 m² (including garden center and excluding traffic and parking areas) was set as a framework condition. For the wholesale business, warehouse turnover had to be taken into account, which was to be increased by at least 50% in the event of a new build or conversion.
The size of the property used up to that point was approx. 13,600 m². In addition, two neighboring properties with an additional area of approx. 9,200 m² had already been acquired. In this context, it was particularly important to take into account that there was a height difference of approx. 1.5 m between the previously used property and the expansion area.
It was examined whether the property was suitable for the development of the two divisions at this location or whether the acquisition of another property in Bad Segeberg should be considered.

Precise planning of space utilization: Analysis of wholesale and hardware stores with Tourbosoft's industry experience
The required floor space for the wholesale area in Bad Segeberg was determined through careful analysis. Thanks to many years of expertise in the building materials trade and with the help of comparable reference companies from Tourbosoft, comprehensive data on efficient use of space was collected and compared. These calculations took into account storage areas as well as functional and sales areas in order to determine the optimal requirements for effective and customer-friendly warehouse operations in Bad Segeberg.
Detailed space requirements were also determined for the hardware store area. The analysis covered the space for the DIY store itself, the garden center, outdoor sales, and the necessary parking spaces. The aim was to determine the space required to develop a thriving hardware store area with an appropriately sized garden center.
In order to make the most of the space available on the site in Bad Segeberg, it was essential to minimize unused space in both the building supplies store and the wholesale area.

Optimal land use: Focus on challenges of space ratio and height offset
The assessment of the building fabric and its value played a central role in the site development. The ratio of space between the existing and new properties was compared and the space requirements were taken into account. Careful planning was required due to the difference in elevation between the existing and new properties. Although the total space requirement was met, the height difference posed a challenge, meaning that neither the hardware store area nor the wholesale area could be optimally accommodated on the new plot.
In order to develop optimal plot layouts for the wholesale and hardware store areas, it was proposed to raise a section of the plot measuring approximately 1,300 m² to the level of the new plot. This adjustment enabled a balanced distribution and use of both parts of the site.
The design of the site areas and the arrangement of the functional areas were analyzed in detail, taking into account several options in the layout planning. Particular attention was paid to the connection to the main traffic arteries.

Creative design: Layout planning of the property, taking specific requirements into account
Various layout options for space utilization were designed for the building materials trade. Tourbosoft took into account parameters such as the connection of the parking lot to traffic roads, short contact areas of the buildings to optimize space utilization, the placement of open spaces and parking lots at the edge of the property, and the routing of heavy goods transport across the property. The requirements for bidirectional pick-up and delivery traffic were also considered in order to ensure a holistic and efficient solution.
Efficient expansion possible through optimal use of land
The building materials supplier Hass + Hatje GmbH planned a comprehensive restructuring and expansion of its hardware store and wholesale division at its Bad Segeberg site with the help of logistics consulting from Tourbosoft. With the aim of increasing wholesale sales through site development, the challenge in the layout planning was to make optimal use of the existing land.
An analysis of the space requirements showed that it was fundamentally possible to develop the DIY store and wholesale division on the existing property. The key premise for successful space utilization was to equalize the sizes of both parts of the property, which would require an increase in space of approximately 1,300 m². The use of the existing building materials trade buildings was not recommended due to the optimal use of space.
